Why buy someone else’s “old house” headache?
Most homes on the market today are a few decades old on average. Although they might look OK with a new coat of paint on them, there are usually many maintenance issues lurking to pop up for the new owner. Plumbing, electrical, stress cracks and you name it can cost you a bundle every year. So even if the price of an old house is lower, by the time you figure in the costs of dealing with deferred-maintenance items you're real cost gets up there with a new home. Clearly, buying someone else's headache is not the answer to your housing happiness.
When you build new custom house, or remodel your existing one, you get a home exactly to your tastes. This is even better than buying a "new" home in a development. When you buy a cookie-cutter home in a development you don't have a lot of choice. You also compromise quality because they care more about slapping them up quickly than in producing top quality.
This all changes when you decide to have a custom home since you will call the shots. That's right, you get to choose everything from the type of roof right down to the last doorknob. You will decide what quality of home you will provide for your family.

There's Never Been a Better Time to Build a Custom Dream Home for Your Family
Maybe you remember from a few years ago the high cost of construction materials and labor. Well, the market slowdown has brought prices for everything crashing down from these historic highs. Now is the time to lock in the low prices and get the dream home you want, at a price you can afford. Don't make the mistake of waiting until the market heats up again to get started.
You can start by looking around at vacant lots in areas where you would love to live. If you can't find a vacant lot, don't get discouraged. Everything I can do for you on a new vacant lot also applies to major remodeling and old house teardown & rebuilds.
In some of the nicer and more established neighborhoods it can be hard to find a vacant lot. This is not important because there are plenty of older homes on choice lots that are prime candidates to be either remodeled or torn down completely to make way for a new home. It makes no difference to me whether you buy a vacant lot or demolish an old house to make a vacant lot. The financing works the same way.
Don't be afraid of the cost to demolish an old home. First of all, it's not that much, and second, since you don't pay impact fees on a remodel so it works out about the same. In any case, when you buy an old and obsolete house, the price you are paying is pretty much the land value.

I have found that most people who shy away from building their dream home do so because of fear. Fear of the unknown; fear of spending too much time; fear of running out of money; or fear of having to carry two mortgages while the house is built.

Answers to a Few of Your Burning Questions:
But how will I qualify and pay for it if I owe a mortgage on my current home?
Easy, your new dream home loan is qualified without counting your present payment because we know you most likely will be selling that home before you move to the new one. More importantly, you won’t make payments on the new loan while the home is under construction. Therefore your cash flow will not change one dime while the house is built.
And how long does it take?
Typical homes take about six to 9 months to complete. Elaborate luxury homes will take longer, sometimes up to 18 months. However, you will never run out of money because all details are worked out in advance, including an allowance for overruns. So if you decide to add some extras along the way, the money is set aside to cover it.
What if my down payment is coming from the sale of my current home?
You don’t have to sell your current home to get going. You can access the equity in your current house to put down towards the construction of your new dream home. So you can stay in your current house while the new one is built. This is called a "bridge loan" because it bridges the gap between building the new house and selling the old one.
Do I need a lot of money to start?
It depends... Since 2007, construction financing has suffered (like most other forms of credit) in the financial meltdown. What this means to you is that lenders want you to have more equity in the project. They call it "skin in the game". However, you don't need to spend anything to talk to me and find out for sure just what you will need. No matter what, before you waste your down payment on some old house, talk to me and let's see what you can get.
